One yurt is a room. Two is a floor plan. Here's what each combination actually gives you.
Whether you're planning a resort, a wellness centre, or an Airbnb of your own, how your yurt houses combine determines what you can actually offer guests — not just how many rooms you have. Here's what building single yurts, twins, and multi-unit clusters has taught us.
The three yurt sizes
Every configuration below is built from three diameters.
| Size | Diameter | Floor area | What it's for |
|---|---|---|---|
| TOF20 | 20 ft / 6 m | 314 sq ft | The smallest we build — this is also our founder's home |
| TOF24 | 24 ft / 7 m | 452 sq ft | The one most clients start with |
| TOF32 | 32 ft / 10 m | 804 sq ft | Large enough to accommodate 2 bedrooms |
*You can check the floor plans for each size here.
Every yurt is customisable on layout, windows, and doors — our architects can also draw a plan from scratch around your site. Every yurt house comes with 3,000+ colour combinations.
Four ways to combine yurts
1. The single yurt — one yurt house as a resort room, studio, or wellness space. Zionhills Golfcourse in Kolar, Karnataka runs one as a halfway hut on their golf course, with 180° panoramic windows. Best if you're testing the format or adding one income stream to land you already own.
2. The twin — two yurts linked by a walkway, bedroom in one, living room in the other. This is the configuration that turns a room into a suite. A weekend home in Kanakapura, Karnataka joins two 24 ft yurts into a single floor plan.
3. The cluster — three or more yurts on one site. You have one real decision: leave them independent and sell as separate keys (Machaan Wilderness Lodge in Nagarahole runs eight independent 24 ft yurts, 3,616 sq ft total, each en-suite and bookable on its own), or link them into one horizontal villa. The second maximises occupancy flexibility.
4. The mixed cluster — sizes don't need to match. A TOF32 as shared living space, with TOF20s or TOF24s as bedrooms around it — one property, multiple booking options.
What actually determines whether a cluster works
- Spacing and privacy — yurts are round, so there's no back wall to hide a neighbouring unit behind. Angle doors and windows away from each other, or guests end up looking straight into the next yurt.
- Size mix — decide what you're selling before what you're building. Couples-focused? More small units. Families? Few bigger ones.
- Pathways — where guests walk is where guests meet. Route paths through shared space for a social property; route around it for seclusion.
- Phasing — yurts are placed, not poured. A site can add units later without a second construction season.
What it costs
Yurt + installation, per unit:
| Size | Cost |
|---|---|
| TOF20 (314 sq ft) | ₹10.81 lakh |
| TOF24 (452 sq ft) | ₹12.96 lakh |
| TOF32 (804 sq ft) | ₹19.68 lakh |
Budget roughly ₹7–8 lakh more per unit for platform, plumbing, electricals, and interiors — this varies by ground condition and finish level, which is why it's kept separate from the base cost.

How long it takes
About 90 days end to end: roughly 12 weeks of manufacturing, then 4 days of on-site installation per yurt house — our team, your ground, no contractor, no site office. This is also why phasing works: adding to a cluster later is a 4-day job, not a season.
Can you build a yurt cluster in a CRZ or eco-sensitive zone?
Yes. Permanent construction is prohibited in coastal regulatory zones and eco-sensitive zones — but a placed structure like a yurt house falls into a different legal category. We've installed in both. Check your specific zone's rules early; it often opens up land you assumed was unusable.
Where to start
Send us your plot, not a plan — the slope, the views, what you want the property to be — and our architects return a configuration and floor plan built around it. You can also explore all three sizes and every layout yourself in our 3D yurt customiser before speaking to anyone.
